Transparent pricing
Fees charged by Coffee & Bagel Estates Ltd
This one-off charge includes advertising to find a suitable tenant, supplying the tenant with required documentation (How to Rent Guide, safety certificates, EPC), referencing, rent in advance and security deposit collection, drawing up the tenancy agreement, handover of keys, and passing on the rent/deposit to the landlord (subject to the above fee). Any extra copies of keys will be charged at £8.00 inc. VAT per key. Coffee & Bagel Estates Ltd will not manage the property after this point. It is the landlord's responsibility to ensure the tenant's deposit is protected within the first 30 days with one of the 3 government-backed deposit schemes. Terms and conditions apply.
This annual fee covers our full management service including: advertising and tenant find, viewings, all required paperwork and referencing, safety certificates (gas safety, EPC etc.), tenancy agreement, rent collection and monthly statements, moving in/out inventories, liaising with relevant parties for maintenance issues, and notifying energy suppliers/council tax of new tenant details.
